As a landlord, you are entitled to protecting yourself under the Residential Tenancies Act (RTA) in numerous cases including non-payment of rent and if the tenant has changed the locks of your home. As a landlord you may terminate a tenancy, evict a tenant on multiple grounds and increase/decrease rent. However, it is essential to follow the correct procedure otherwise the application may become void.
